Flatshare Description

ONE DOUBLE ROOM (610 p/m) TO RENT IN OUR HOME AT CLISSOLD PARK - STOKE NEWINGTON N16

Hello,

Our lovely housemate is moving on to new adventures, so were looking for a new person (preferably between the ages of 35-48) to join our beautiful, spacious Stoke Newington home. Our flat is on a quiet, leafy road, two minutes walk from Clissold Park and the bustle of shops and restaurants on Stoke Newington Church Street in one direction, and Newington Green in the other. There are good links into the city centre via Canonbury overground (ten-15 mins walk) or buses 73, 426, 341, 393, 141 (all 3-5 mins walk) and more.

Currently three women (working in graphic design, architecture and music) share this spacious four-bedroom second- and third-floor Victorian conversion. Communal areas include kitchen overlooking gardens, bathroom with shower over bath, an extra toilet, and a large, airy sitting/dining room with a bay window.

The room is a good-sized double overlooking trees and gardens, available from Sunday August 9th at the earliest (preferred) or Thursday August 20th at the latest. Please do not apply if you are unable to commit to that date. Please also note, the room is for single occupancy only, and part-furnished (a wardrobe, a desk with a chair, a bedside table and a bed with a mattress). The rent is 610 pm + one-month deposit, which includes council tax and water rates. All other bills are not included we split equally the cost of gas, electricity, broadband (Virgin), TV licence, a cleaner every fortnight, etc along with cleaning supplies and other household essentials.

Calm spaces in the city can be hard to find, and so we really value this area and household as a place where we are respectful, thoughtful, and caring of each other and our environment. The living room with extendable dining table is great for having a few friends over, but this is definitely not a full-on party house. We often do our own thing, but equally enjoy a chat over a cup of tea/glass of wine when the mood strikes, or watching a film together. We would love to hear from others who resonate with this.

We have an omnivore and a vegan, anyone in between is welcome as long as theyre considerate of others choices. Between us we enjoy music, swimming, cinema, cycling, yoga, travel, news/politics etc. If you have a bike there is unfortunately no room to keep it inside the flat, but there are several secure bike hangars in the surrounding streets with spaces rented out from Hackney Council. M/F welcome, LGBTQ+ friendly.

3 copies of pay slips

Please note if you are self-employed or a student our landlord might request a larger deposit in place of other guarantees.

Due to Covid-19, well hold viewings following social distancing guidelines, so you will need to bring and wear a mask. We will provide sanitiser for your hands.
